Qualifications, Experience and Skills

  • :
    Graduate in Architecture or Civil Engineering with a post-graduate degree in Urban Planning / Urban Design or equivalent from a reputed institution (recognised by CoA / ITPI or equivalent); membership of ITPI or equivalent professional body preferre
  • d.At least 10 years experience in master planning, land use planning, and project management, with demonstrated exposure to urban township, mixed-use development, and industrial township / SEZ / industrial park project
  • s.In-depth knowledge of statutory frameworks governing master plans and development plans including the Town and Country Planning Acts, Development Control Regulations (DCRs), National Building Code (NBC), SEZ Act and Rules, and relevant state urban development policie
  • s.Hands-on experience in preparation of Concept Plans, Master Plans, Layout Plans, Detailed Development Plans (DDPs), and Development Control and Promotion Regulations (DCPR) for large-scale project
  • s.Sound knowledge of urban form and design principles including mixed land use zoning, FAR/FSI optimisation, plot sub-division, circulation hierarchy, open space networks, and green building framework
  • s.Experience in planning and design of industrial townships, SEZs, and integrated industrial parks including industrial plot layouts, processing and non-processing zone delineation, worker housing, social infrastructure, and utilities master pla

    Lead the preparation of master plans and development plans for urban townships, mixed-use developments, and industrial township / SEZ / integrated industrial park projects from inception to approval st
  • age.Carry out site analysis, topographic and land use surveys, socio-economic studies, demographic projections, and demand assessments to establish the planning brief and development potential of the project a
  • rea.Prepare Concept Plans and detailed Layout Plans including land use zoning, plot sub-division, circulation and road hierarchy, open space network, social and civic infrastructure nodes, and utility corrid
  • ors.Develop planning parameters including FAR/FSI computations, density calculations, plot coverage, setback requirements, and parking standards in compliance with applicable DCRs and statutory guideli
  • nes.For industrial township and SEZ projects: delineate processing and non-processing zones, industrial plot typologies (large/medium/small), warehousing and logistics zones, workers’ housing, commercial zones, and utility infrastructure areas in accordance with applicable SEZ Act/Rules and industrial park best practi
